Local land charges service

A local land charge is a search of the information held in the:

  • local land charge register
  • register of common land, towns and village greens

A local land charge search should be carried out when you buy a property or piece of land to check for any legal restrictions. An example of a legal restriction could be a planning condition, compulsory purchase order or a tree preservation order. When a legal restriction is attached to a property the owner is bound to these restrictions.

A local land charge search is in 2 parts:

LLC1 search

This deals with all charges that are on the registers. It is an official requisition for a search in the local land charges register. The certificate is signed by the authorised council officer.

CON29 searches

This deals with issues that affect the property. It can include planning history, road schemes and enforcement notices.

There are 2 parts to the CON29:

  • CON29 is the standard information about the issues that affect the property
  • CON29O is for optional information – a chance to ask more questions as set out in the form

How long it takes to complete a search

We normally take up to 10 working days to complete and return a search requests. We may take longer if we get lots of requests in a single 10 working-day period.

If a commercial search covers a large area of land, or includes a large number of additional properties, you should allow up to 30 working days.

There is no option to speed up the time a search takes to complete.
